Fire Tank Inspections to AS 1851-2012
Owners of buildings or sites with fire tank systems are responsible for ensuring tanks are safe and operable in an emergency. It’s vital to source professional, licensed personnel to inspect fire tanks in accordance with Australian industry standards keeping suppression resources full and functioning at all times.
Regulations vary between states, however, a range of general guidelines and requirements apply regardless of location or business nature. Sometimes an entire fire tank replacement is required whereas the appropriate fittings can be added to existing potable water tanks, transforming them into fire suppression units.
Compliance, Safety and Your Responsibilities
As your first line of defence, it’s critical to familiarise yourself with your responsibilities as a commercial tank owner and make necessary repairs each maintenance period.
Your tank’s age or location may determine whether it needs to be maintained in accordance with AS1851-2005 or AS1851-2012. Raven Tanks will ensure your onsite fire tanks:

When We Recommend Fire Tank Maintenance
Fire tanks should be emptied, cleaned and refilled at two primary intervals in their lifespan, these being:
- Within a new tank’s first year from installation, and
- Every 10 years of service
Following this process, fire tanks should be refilled with reserves made available again as soon as possible, ensuring liners and all other components are correctly reinstalled. All of these services require professional fire tank installation experts and should never be attempted by unlicensed or untrained technicians.

Inspection Frequency
Generally, fire tank inspections should be conducted once per year of service. However, depending on their age and condition, commercial fire tanks may require more or less frequent maintenance.
